2) Always prefer project location on Bus route means at least on MDR (Major district Road), Do not prefer to purchase on village internal road. Because village internal road has limitation of its width for transportation. In short, Please prefer on Government build road touch location rather than privately build access road location. |

3) Always ask for full plan pass of your bungalows; do not satisfied with dummy unit plan pass. Always invest in Full bungalows plan pass project; otherwise it will cost you in future. |

4) Always ask for Title clear Certificate of Lawyer. |

5) Always ask for Non Agriculture (N.A.) conversion order copy of duly signed by Government Authority. |

6) Always ask for Super built up area of whole Society. (Sale deed should include super built up area also). |

8) Do not satisfied with architect plan copy, Always ask for Plan Pass copy of duly signed by Government Authority. |

9) In any village level scheme FSI is always 1.2 and ground coverage is 0.4 % as per development control regulation of Government. So do not convince with false promises. |

10) If the land is not owned by a company, Always ask for Registered Development agreement copy with the Land owner/farmer. |

11) “If converted to N.A., Price will be more,” is always a false statement of a Developer to sell agriculture land at Non agriculture land price. |

12) Always ask for Company’s Credentials. Like CA credential letter, Bank credential letter etc. |

13) Always pay amount by Cheque only. |

14) Monthly draw scheme’s Prize system and MLM type Broker network channel ultimately put up extra cost Burdon on the Buyer only. Beware of this type of gimmicks and always purchase from Company/owner directly. |

16) Always ask for exact amenities and services provided by the Developers and time duration. |

23) If the project location is within the vicinity of Airport, always ask for N.O.C. from Airport authority of India. |

24) If the Project location is towards sea side means eastern side of highway no. 6, always ask for CRZ clearance. In the Costal regulation zone, Construction activity is not allowed. |
